Roux was retained by a confidential major developer client to perform due diligence hazardous building material (HBM) testing at nine existing buildings, totaling approximately 290,000 square feet. The buildings were owned by a local university. Our client intended to purchase the buildings and renovate them into a mixed-use development. Roux was initially retained during due diligence to perform HBM inspections with the goal of determining an order of magnitude cost estimate for abatement and building demolition. This approach allowed us to conduct focused HBM surveys to meet aggressive cost and schedule objectives. Additionally, an iterative approach to building inspection activities was performed in order to not disturb building occupants, while obtaining sufficient data to meet the client’s needs.
As our client moved closer to closing, Roux assisted with the preparation of abatement specifications and bid specifications for abatement contractors. Roux provided project support on an as-needed basis throughout abatement and building demolition.
